Access Statement For Mottistone Manor Farmhouse

Introduction 

Pre-Arrival

  • There are 6 different ferry routes to the Isle of Wight (3 for cars); details are in the “Travel” section of  our website (www.bolthols.co.uk) and are sent to booked guests.
  • An excellent bus service operates from each ferry.
  • The No. 12 bus stops 50 metres from our front gate along the road or grassy bank.
  • Taxis from the ferries are expensive, as we are some distance away.
  • We have a website with photographs of each guest room; 2 on the first floor and one on the ground floor. 
  • We are contactable via ‘phone or email (details below).

Arrival & Car Parking Facilities

  • Our entrance is through a 5-bar gateway and down a steep 20 metre drive.
  • There is ample off-road car parking immediately beside the front door.
  • The car park is almost level gravelled tarmac and has no marked spaces.  It is lit by solar-powered lights and the front-porch light.
  • We can assist with luggage.

 Main Entrance & Reception

  • Entrance is into front entrance hall.
  • There are no steps between the car park, dining area and ground floor bedroom.
  • The front hall is 4 by 3.5 metres with Victorian ceramic tiles.
  • Seating is available.
  • Guests will be escorted to rooms and facilities explained.

 Public Areas - General (Internal)

  • Access to the house is through an 88cm door.
  • The Dining Room has an 80 cm door.
  • The corridor to the bedrooms is through a 79 cm door.
  • All corridors and bedrooms are carpeted.
  • The Dining Room has parquet tiles with a central rug beneath the table.
  • Stairs to the first-floor rooms are 79 cm wide at their narrowest, treads are 17cm high.  The stairs turn through 180 degrees, at half height.  There is a hand rail on the right.

Public Areas - WC

  • All bedrooms, except Rose, have en suite WC. 
  • Rose has a private shower-room and WC a few paces from the bedroom door; we provide a robe for this room.

Dining Room

  • Breakfast is served in the Dining Room.  There are no steps.
  • Furniture is flexible and can be moved on request.
  • The large rectangular communal dining table has 71 cm high under-space, with legs at each corner.
  • Dining chairs have no arms and can be moved.
  • We do not play background music.
  • Various diets are catered for.
  • There is no smoking throughout the premises.  Indeed, our lease, with the National Trust, prohibits naked flames throughout the building, except in the lounge fireplace and Aga.

Laundry

  • Please ask if you need to dry clothes or use an iron.

Shop

  • No shops in Mottistone; nearest are at Brighstone (1½ miles).

Leisure Facilities

  • Fantastic walking area! 
  • Isle of Wight has facilities for all tastes

Outdoor Facilities

  • Extensive tranquil gardens, beautiful views.
  • Access to terrace via front door (no steps) or dining room french windows (via 17 cm sill).

Bedrooms

Garden Room

  • Although not designed to full disabled-access standards, this room has been successfully used by wheelchair users.  The extra facilities do not detract from its attractiveness as a bedroom suite.
  • Door width 73 cm to room, 74 cm to en-suite shower room.
  • 2 Single (95cm) beds, can be joined to make 1 king-sized bed.
  • Ample room all round beds.
  • Small separate lounge area with 2 armchairs and satellite TV.
  • Shower in cubicle 120 cm by 70 cm.  1 steps up of 15 cm plus sill of 15 cm.  Hand-hold on right to assist entry.
  • WC, with space all round, 45 cm high; hand-hold in front.
  • Hand basin, on pedestal, is 80 cm high.
  • Suite has fitted short-pile carpets throughout.
  • Electric kettle and tea/coffee facilities.

Rose Room

  • Door width 83 cm to room; no en-suite.
  • King sized (155 cm) bed.
  • 2 armchairs and satellite TV.
  • Room has fitted short-pile carpets throughout.
  • Electric kettle and tea/coffee facilities.
  • Down corridor 5 metres to private shower room.
  • Door 69 cm wide by 174 cm high.
  • Shower 98 cm by 80 cm, with sill 23 cm high.
  • WC, with space all round, 43 cm high
  • Hand basin, on pedestal, is 80 cm high. 

Yew Tree Room

  • Door width 73 cm to room, 75 cm to private lounge and en‑suite shower room.
  • Double (140 cm) bed.
  • 3-seater settee and terrestrial TV (which gives limited reception).
  • En-suite bath with shower on wall above bath taps.
  • Bath edge is 50 cm high.
  • WC is 40 cm high with ample space either side.
  • Hand basin, on pedestal, is 88 cm high.
  • Suite has fitted short-pile carpets throughout.
  • Electric kettle and tea/coffee facilities.

Bay Tree Room (This room is not normally available unless another room is out of action)

  •  Door width 76 cm to room, 64 cm to private lounge and en‑suite shower room.
  • Double (140 cm) bed.
  • Lounge has 2-seater settee and satellite TV.
  • En-suite bath with shower on wall above bath taps.
  • Bath edge is 53 cm high.
  • WC is 43 cm high, 19 cm from wall and 16 cm from bath.
  • Hand basin, on pedestal, is 80 cm high.
  • Suite has fitted short-pile carpets throughout.
  • Electric kettle and tea/coffee facilities.

 Additional Information

  • We ask guests to vacate the house between 1030 and 1600 each day.
  • We are happy to accept children, but our facilities are not oriented towards them.
  • Dogs are not allowed upstairs, but we have accepted a number of dogs by agreeing arrangements before booking.
  • Only a few mobile ‘phone networks work in the house (e.g. O2 and T-Mobile).  Guests may use our landline by arrangement.
